Content Management System

Filed under: Living With Software — admin @ 4:24 pm

A content management system is a computer software system for organizing and facilitating collaborative creation of documents and other content. The term content management system is usually used in its abbreviated form cms.

The cms is frequently a web application used for managing websites and web content, though in many cases, content management systems require special client software for editing and constructing articles. The content management systems were initially developed internally at content publishing organizations.

CNET spun out its internal development offerings into a separate company called Vignette in 1995. The company started offering the software as a web based content management system, allowing sites to create templates of the presentation of their content on the web.

A consulting company, Pencom Web Works in 1998, introduced the Metaphoria Data Transformation Server, allowing java developers to write applications that would be tied with content and target the content output to different channels. The product failed but the concepts that were introduced by it made their way into most ancient content management systems.

Many companies in the early 2000s began offering weblog software, which brought many of the concepts surrounding content management systems to the masses. Six Apart, with the release of their Movable Type quickly established itself as a leader in this field.

Types of content management systems:

• web content management system or web site content management system is a type of content management system software used for managing websites. The software assists in automating various aspects of web publishing and manages content for distribution on a web server.

• learning content management system or lcms assists in managing the web-based learning content life cycle.

• document imaging systems or dis are also generally considered under the family of general content management.

• enterprise content management or ecm is the software technology that enables organizations to create/capture, manage/secure, store/retain/destroy, publish/distribute, search, personalize, and present/view/print digital content such as pictures/images, text, reports, video, audio, transactional data, catalog, code. The ecm systems primarily focus on the capture, storage, retrieval, and dissemination of digital files for enterprise use and their life-cycle management. The ecm concept is not restricted to web based technologies but includes client/server and host based solutions.

• Transactional content management system assists in managing e-commerce transactions.

• Integrated content management system assists in managing enterprise documents and content.

• Publication management system assists in managing the publications (manuals, books, help, guidelines, references) content life cycle.

How to Make Customers Stick Like Fly Paper

Filed under: Sales + Selling — admin @ 3:35 am

If you use fly paper, you know it is difficult for flies to leave once they land. It is important to recognize that it isn’t one point of contact that sticks them. The flies will start with one point, then another and another until they can’t leave. As salespeople we need to adopt this stickiness mentality. When dealing with prospects we often begin with one contact point. The objective is to have several contact points instead of just one. One of the biggest mistakes salespeople make is to go for the close after they uncover an opportunity. Fly paper doesn’t do this. In fact fly paper doesn’t move at all. It just sits there and waits for more connection points with the fly. A salesperson should do the same thing. We need to listen better and question more, uncovering and making contact with more pain points to achieve the strongest opportunity with customers. This sales strategy will create the holding power we want with customers. Making them stick with you like fly paper.

Get Stickier with More Services
We can apply the fly paper sales strategy when we have more than one service to offer. Frankly, who doesn’t offer more than one service or one product? The problem is that many of our customers don’t know about our multiple services unless we make them aware of them. Remember, use the fly paper strategy, listen and ask questions. The goal is to draw in the customer as they reveal problems. We can share our solution when the time is ripe and our multiple solutions will do the rest. Once our customer is connected with more than one service it becomes very difficult for them to leave. This remains true even if a competitor tries to free them from our web of solutions and problem solving points of contact.

Attracting More Customers
When we are trying to attract a customer we can also adopt this sales strategy with our competition. Even if a competitor has a strong hold of an attractive client this can work. What we need is more contact points with the customer and we can pull them away with our multiple solutions. I suggest this because in many cases the competition isn’t adopting a fly paper strategy and clings to a single solution with their customer. This makes is easier for you to come around and provide a multiple solution so they stick with you.

Solve More Customer Problems
The secret to this fly paper sales strategy is to always seek multiple ways of solving customer’s problems and become a one-stop, single source for them. If we adopt this sales strategy, we must always ask questions and never stop asking questions at just one single problem we can solve. There is a difference between talking too much, and asking too many questions. It is difficult to ask too many questions as long as the questions are uncovering problems. Remember, our goal is to make customers stick like fly paper with multiple contacts.

    What Online Mortgage Shoppers Want

Filed under: Universe Of Real Estate — admin @ 1:34 am

The Real Estate industry is a multi-billion dollar industry. The mortgage industry is a trillion dollar market. Millions of people are out there searching for a mortgage right now. Billions of dollars worth of mortgages are found on the internet each year.

But how are consumers using the internet to find mortgages?

Mortgage shopping consumers are looking for bottom line information, such as mortgage programs and interest rates, according to comScore Networks Media Metrix service, a consumer behavior research firm the measures Internet usage. The majority of mortgage shoppers are looking for rates through search engines.

In 2004 alone, there were over 5 million mortgage related searches conducted. The top ten search queries included the terms “mortgage,” “mortgage rates” and “mortgage companies.”

Consumers are often overwhelmed by the number of sites on the Internet that are devoted to mortgage information. Many of the sites offer outdated information and inaccurate rate reports. First-time home buyer Cory Jones, an executive in Nashville, TN, expressed his aggravation in searching for favorable mortgage rates on the internet.

“When I first started looking for the best mortgage rates for my financial situation, I didn’t expect to have to search so many sites,” said Jones who recently purchased a home with a 30-year fixed rate mortgage.

Jones is joined by many other consumers, trying to wade through the hundreds of sites that pop up with a “mortgage rate” search. That’s where innovative thinking has improved the mortgage search to a more defined and accurate process.

One of the newest mortgage sites to improve of the mortgage search, RateEmpire.com is a small search engine company that specializes in bringing mortgage rates to consumers, quickly and accurately.

RateEmpire.com offers its Mortgage RateTake as an innovative way to search for mortgage rates. RateTake searches its participating lender’s websites for mortgage rates and automatically reports them on the RateEmpire site. Consumers are able to receive the latest rates without lenders having to list their rates daily.

Rates are updated every 10 minutes. When a lender updates or refreshes their rates, these newest rates will appear at the top of the search list. This gives consumers the newest and most accurate rates available.

Traditionally, lenders have to go into the sight that is promoting their rates and download their newest rates manually themselves. RateEmpire.com founder, Martin Lukac, realized that by using technology to eliminate the need for manual updates, not only were lenders able to effortlessly have their rates kept current, but consumers also benefited.

“Consumers no longer need to search multiple pages to find the information they are searching for,” explains Lukac. “We strive to bring the best mortgage solutions to lenders, brokers and customers through one, and only one, website.”

There are over 100,000 mortgage-related websites on the Internet. New technology and innovated ideas have led consumers to many ways to avoid having to search through most of the sites to find what they are looking for. Finding accurate information and up-to-date rates is possible through new sites such as RateEmpire.com. Both the consumer and the lender can be brought together faster and with increasingly positive results.

How to Avoid Getting OOPed On by Google…

Filed under: SEO Info — admin @ 8:28 pm

Earlier this year, I was having trouble getting good search engine placement for one of our sites. I was trading links like crazy, spending many hours a week trying to optimize the site properly, checking my linking structures, keyword density, etc., but still I was not climbing the ranks in Google.

I tried everything, but nothing was working. Then I had an opportunity to fly to Atlanta, GA for an intensive SEO workshop with Search Engine Specialist Brad Fallon and Online Store Expert Andy Jenkins. When I mentioned my quandary to Brad, he began checking my backlinks for me.

The problem became very obvious the more in depth the investigation got. Yes, I had gotten a lot of backlinks. Yes, I had a strong, keyword related descriptive text. Yes, I had keyword related Anchor Text (The Title linked back to a web site with a hyperlink). But here-in was my problem.

What I had done in my overzealousness to get my links exchanged (with everybody this side of the Sunni Triangle), was Over-Optimized my Anchor Text. Now, we were optimizing for several keyword phrases, but decided to go for a biggie – “Web Hosting Provider”.

The problem I had created for myself, however, was that every Link I exchanged in my flurry of activity, had the same anchor text, linked to the same URL on my site. Brad told me I had over-optimized the anchor text which appears un-natural to the Search Engines.

Because we were going after such a huge term, I mistakenly thought it was necessary to flood the net with as many links having “Web Hosting Provider” as possible, just to try and compete with the big boys having hundreds of thousands of links. Unfortunately, this was NOT the case. In fact, I did more damage than help.

I was OOPed (over-optimization penalty) on by Google – dropped like a rock out of the top 1000 from being in the top 30. Aaaargh! “What do I do now?” I wondered out loud. I was left with a quandary of sorts. All the intensive hours of laborious link exchanging with other like minded webmasters – do I now retrace my steps, and ask half of them to change my link? Sure! And while I’m at it I think I’ll cut the back lawn with a pair of mustache scissors just for fun.

I pondered my websites’ future as the SEO Pro conference continued…

On the last day, Andy Jenkins went into an in depth explanation of the incredible importance of examining your competitions’ backlinks. Using one of the finest tools available, SEO Elite, Andy ran a sample examination of some competing sites – one that placed well, one that did not. Both had a good number of backlinks.

What was the difference? He pulled up the first site not doing so well and went on to explain:

“Look down this column here on the right!” Andy exclaimed. “See the Anchor Text? All the same-most of the way down.” He showed us as he scrolled down the long list of backlinks. “Now let’s look at the one that’s ranking well.” He said, as he threw the one screen down and pulled the other one up.

“Look closely here, at these anchors.” My heart sank when I realized all my hard work may have been in vain. “Check out the anchors-all varied.” He pointed out. “You can see the main keywords show up the most, the second and third tier keywords show up less often.”

So, what was the bottom line? Was I able to salvage my linking strategy? It turns out I was left with two choices (actually 3 choices- I could just leave it alone). Either I go back and mix up some of my anchor texts with my linking partners, or I had to de-optimize the keyword density on my home page drastically. On this site, I chose to change the linking strategy and index page.

There in Atlanta, on a rainy day in February, was birthed the idea of a program that could automatically rotate anchor texts and the URL’s they link to, within a website. I presented the idea to my business partner and programmer Jonathan, to see if it was a viable idea. He said yes, and went to work scripting.

Several months later Link-Blaster was finished and uploaded. We decided to automate as many features as possible to help time strapped web-masters and SEO’s with their linking strategy. Now, any member who joins can also get automatically placed on every other member’s web site, gaining instant backlinks in minutes.

All links get 3 different Anchor Texts, 3 different URL’s, and the ability to weight them by percentage. Finally, we added relevant RSS Feeds to each category page to make sure they’re crawled consistently by the search engines. We’re excited about this brand new system and expect great results.

    I Want To Create…

Filed under: Tips For Self Improvement — admin @ 12:39 pm

What would you like to create? A peaceful life, a successful life, a good life, a sculpture, a piece of art, a book? What is it that you would like to create? Whatever you want you can achieve it. All you have to do is follow your natural compass. Remove the rubbish that takes you off course and let the natural you come through. It is not the case of adding new behaviours to create what you want. No. It’s a case of moving the obstacles out of the away and let the natural you come through.

One of the biggest obstacles of all to being creative in life, to reaching your potential: is conformity.

As Shakti Gawain says: ‘We will discover the nature of our particular genius when we stop trying to conform to our own or other peoples model’.

Just think for a moment. How much do you conform?

The world of work wants you to conform more and more. The computerisation of systems has taken away the creativity of individuals and made you conform. Individual creativity of employees has almost disappeared in favour of conformity.

The clothes you wear. Isn’t there a strong push to get you to be similar if not the same as everyone else.

The food you eat. Don’t you feel that you are being told what to eat and where you ought to eat it. Which restaurants are fashionable, which food is good for you. What supplements you ‘ought’ to take.

So its not surprising therefore that in our family lives and our lives in general we have become slaves to conformity. The habit and behaviour of conformity, wanting to be the same, is stopping you from touching your creativity.

To reach your true potential, to open up your creativity you must start by having:

    Trust in yourself.

Having trust in yourself is about listening to the real you, your feelings, your heart and becoming the person you really are capable of becoming. The you, who has been hidden for years and would really like to show the world how good you are.

Now, what are the first thoughts that come into your mind to stop you achieving this aim and objective? Often the first thing that stops you having power over your day to day behaviour is the one who sits on your shoulder or the voice inside your head that constantly nags like a oppressive parent. It’s whole aim is to sabotage your efforts. To destroy your self esteem.

    • you ought to do ……..that will never work

    • you should do ………what do you think your doing

    • that will never work Forget it.

    • how do you think that’s going to pay the bills

    • you must be mad don’t you remember what happened last time

Remember there is another voice that you can tune into. A voice that is full of encouragement and hope. Every time you are faced with ‘you can’t do ..……… reply with Of course I can do this…….I have the skills.

The role of the inner voice is no more than getting you to conform to the labels people have put on you. Your job is to reach your potential. Release your creativity. So why listen? Tell yourself and everyone else I can do it…Of course I can……I am following my aim and objective in life. I am like a seed. With a little nurturing and the right environment I can mature into a beautiful flower. I have done it before I can do it again.

    Just think for a moment:

when was the last time you successfully handled difficulties that occurred in your life?

when were you thanked and congratulated for doing a good job?

what responsibilities do you have in your life that you successfully deal with?

what do you like about yourself. What are your qualities?

when in your life have you felt loved?

Remember conformity stops you from being creative. Stops you from leading your natural life. As you learn to overcome conformity and start to believe in your strengths then you have the first step in living a more creative and fruitful life. A life which is naturally yours.

    Remember:

Instead of where there is a will there is a wont.

I now believe where there is a will there is a way.

How Not Letting Go of Your Past can Hurt Your Future

Filed under: Tips For Self Improvement — admin @ 10:59 pm

Experiences, whether good or bad, are sometimes all we
have, and most of them reside in the past. So you may ask,
why should I let go of my past when much of it is filled
    with beautiful memories and serenity?

Well, that is certainly not what I mean. What I do mean is
when a past is littered with seemingly overwhelming pain, it
impedes one’s ability to move forward and adjust to this
ever-changing world. A good analogy would be of a
backpack filled with distressful memories that one tries to
swim with, but it always seems to weigh you down,
allowing you to merely breathe, is quite fitting.

This backpack, even though not physically attached to
one’s body, seems like some type of appendage that ridding
oneself of is unbelievably difficult or painful. So, as humans
do, we many times avoid, at all costs, the detachment of
this pain because it has indelibly been written into a past as
    if in stone.

Therefore, using it as an old wooden crutch to not live our
lives to its fullest potential, is how many people see their
past. These excuses fill our lives with procrastination and
that procrastination is an excellent way of delaying a
healthier future, devoid of these negative memories.

If, for example, a series of painful experiences throughout
your childhood, like verbal or sexual abuse, always seem to
haunt your ability to progress in your interpersonal
relationships. In turn, you subconsciously sabotage these
relationships by not giving enough of yourself, or verbally
    giving too much of yourself.

Fundamentally, the mindset of intertwining the past with the
present hurts everything you come in contact with, because
the backpack is still around your aching shoulder.

Getting rid of the backpack may be the hardest thing you
can do, but consider the cost of maintaining its existence?
A mind polluted with pain is not only counterproductive,
but can sometimes be dangerous, given the wrong person
    and situation.

Well then, how do I know if my past is hurting my future?

A hurtful past surfaces subconsciously, if not properly let
go. Moreover, consciously you are the only person who
can detect and determine what pain you carry with you, so
    that becomes your antidote.

When appropriately analyzing your current mental
condition, you need to set all pride aside and begin to delve
into your past. False pride can mask what a more
lucid-thinking individual could obviously see as painful.
Therefore, a lucid and logical mindset is of the utmost
    importance.

Identification of particular events that are painful and then
indexing them in their level of importance, is also important
in knowing to what degree certain memories are hindering
    your progression.

In the indexing phase, one should identify and compare or
look for the memories that cast the longest shadow.

When this is completed, the arduous task of letting go must
proceed. Ask yourself truthfully, is this memory worth
keeping this close, or would letting it go to its grave make
my life easier? This cost benefit analysis should be done
with all the toxic memories, in order to understand their
    role in suppressing your life.

Although letting go of a broken past is extremely helpful in
ones future, it cannot be overstated that this process is just
that, a process and cannot be done overnight. Working on
these memories and coming to terms with them by not
accepting them anymore, can take years. As each one
diminishes from your memory, you will not only be able to
feel the backpack become lighter, but you will be able to
start moving more freely into your future.

Dante was told to make Hell

Filed under: Online Religion Resources — admin @ 10:33 am

DANTE: – Dante Alighieri is the tour guide of Hell. In fact you could say he is the creator of Hell if you did not understand he was directed and encouraged as others were being forced to write and create all manner of graven images and religious icons or treatises to support Hell, Satan and the whole dogma of ’sins and demons’. The Church owned all creative work because such creative things came from God and they were the representatives of this God. Nice scam if you can make it work – eh? Here is a little academic insight into how he also was tasked to diminish the perception of prior seers and wise people.

“Inferno XX falls into four narrative segments. Lines 1-30 present the sin of divination in general terms; lines 31-57 introduce famous diviners of antiquity, each of whom figures in and represents a major classical text: Amphiaraus from Statius’ Thebaid, Tiresias from Ovid’s Metamorphoses, Arruns from Lucan’s Pharsalia, and Manto from Vergil’s Aeneid; lines 58-99 encompass the digression on Mantova; lines 100-130 contain Dante’s query regarding further diviners, and Vergil’s response, in which he names Eurypylus from the Aeneid and various contemporary practitioners. We note the canto’s symmetry; the general opening and closing sections, each of thirty lines, frame the more particularized interior sequences. The seemingly extraneous section on Mantova is thus entirely surrounded and informed by the commanding issue of prophecy, an issue which is directly related to the canto’s highlighting of poets and poetry, to its evocation of the classical auctores and to the arresting behavior of Vergil. For prophecy is in fact a textual issue; a profeta for Dante is one who foretells, who reads in the magno volume of God’s mind (Par. XV, 50), and deciphers the book of the future. Because prophecy is therefore essentially a matter of correct and incorrect reading, the canto’s emphasis on textuality is insistent: from the initial terzina, which proclaims in deliberately technical language the author’s need to make verse and give form to his twentieth canto, to the equally technical reference to the Aeneid as an alta trageda in line 113; if this is the only locus in the poem in which Dante affixes a numerical tag to a canto, it is also a unique definition of Vergil’s poem as a text belonging to a specific genre. Moreover, the textual awareness of the canto’s opening lines __ Di nova pena mi conven far versi / e dar matera al ventesimo canto / de la prima canzon __ is shared by its final verse: S mi parlava, e andavamo introcque. Here the presence of a word, introcque, whose use by the Florentines is caricatured in the De Vulgari Eloquentia, raises a host of questions about writing and genre, and serves to close the canto on the same textual key with which it began.

Inferno XX deals with the validity and legitimacy of the acts of writing and reading. As Hollander has shown, Dante evokes his classical auctores in order to correct them, misreading their texts in such a way as to damn diviners, like Amphiaraus and Tiresias, whom the ancients considered noble practitioners of the art, tellers of truth. By placing these diviners in the fourth bolgia, Dante establishes their falsity, and his disagreement on this score with his classical predecessors. One of the classical predecessors so invoked is Vergil, the Comedy’s resident poeta, and it is as his new self that Vergil retells the story of Manto, altering the earlier account found in the tenth book of the Aeneid. The Latin poem relates that the prophetess bears a child, Ocnus, who founds the city and gives it his mother’s name: qui muros matrisque dedit tibi, Mantua, nomen (who gave you walls and the name of his mother, O Mantua [Aen. X, 200]). The Comedy, on the other hand, relates that Manto, la vergine cruda (82), settled and died in a spot later chosen by men from the surrounding regions as suitable for a city: Fer la citt sovra quell’ ossa morte (91). Most interesting about Vergil’s speech is his closing injunction to the pilgrim to disregard all other accounts of Mantova’s founding; since the only true story is the one he has just heard, the pilgrim must let no lie defraud the truth, i.e. he must reject all other accounts as false (97-99):” (1)

    2nd Mortgage

Filed under: Universe Of Real Estate — admin @ 10:06 am

A 2nd mortgage may be one of the best financial moves you will ever make. If you know what it is and how it works, you can use it to generate money for profitable investments, simplify your debts and beef up your credit score. The key to taking advantage of a 2nd mortgage is understanding how it works.

A 2nd mortgage is a loan that uses the equity in your home as collateral. When you avail of a 2nd mortgage loan, you are technically putting a second mortgage lien on your title without refinancing or changing the terms of your first mortgage.

A 2nd mortgage is considered a “simple interest loan” because unlike other major loan vehicles, it has a fixed interest rate. This fixed interest rate is based on a number of factors such as the current market rate of your home, the prevailing interest rates and your personal credit history. You can choose terms that vary from five years to 25 years, depending on your capacity to pay and other cash flow considerations.

Many people turn to 2nd mortgages to consolidate their debts – they pay their credit cards, loans against insurance and other high-interest loans with the money they borrow from a 2nd mortgage. Experts say that the fixed interest rates of 2nd mortgage allows you to save up to three times more than you would if you are paying minimum payments on your credit cards. And, since the interest in a 2nd mortgage is amortized yearly, you don’t have to pay daily compound interests that credit cards charge.

Best of all, a 2nd mortgage actually gives you a tax break – the interest you pay on this type of loan may be tax deductible up to $100,000 of the loan amount, or 100% loan to value.

2nd Mortgage provides detailed information on 2nd Mortgage, Refinance 2nd Mortgage, Bad Credit 2nd Mortgage, 2nd Mortgage Loans and more. 2nd Mortgage is affliated with 1st Mortgage Rate.

Mortgage Refinance – Avoiding Refinance Problems

Filed under: Universe Of Real Estate — admin @ 5:19 am

Deciding to refinance an existing mortgage is clear cut for some homebuyers. If the home was purchased during the 1990’s, the interest rate on the loan is likely several points higher than current averages. In this case, refinancing may result in much lower payments. On the contrary, if hoping to payoff debts, a cash-out refi can make this possible. Even though most refinances are successful and pose little financial troubles, problems can arise. Consider the following tips for avoiding refinancing problems.

    Assess Finances Carefully

When refinancing a mortgage loan with the purpose of obtaining a lower rate and lowering monthly payments, the result is more money in your pocket. On the other hand, some refinance their properties and borrower money from the equity. For example, if the amount owed on the existing mortgage is $80,000, and the homeowner borrowers $20,000 from equity to payoff debts, the new mortgage will amount to $100,000. In this case, their monthly mortgage payments will increase.

Because other debts are paid, many homeowners can afford the higher payments. However, if finances are tight, a higher monthly payment could complicate things.

    Unable to Pay Closing Costs

Mortgage refinancing is the same process as acquiring the original loan. Thus, borrowers must provide proof of income and have their credit checked. Even though ownership is not transferred borrowers are still responsible for an appraisal, title search, insurances, and so forth. These additional fees are paid at closing.

Because most homeowners are unable to pay their refinance closing fees, lenders are prepared to include the amount within the loan. This will increase the final loan amount by 3% – 5%. As an incentive to keep customers, some lenders waive certain refinance fees for current customers.

    Accumulating Additional Debts

If choosing the cash-out refi option and using the money to payoff debts, homeowners should resist the urge to acquire new debts. Because a cash-out refi involves higher monthly mortgage payments, new debts can create a financial strain.

Homeowners can avoid accumulating debts by paying off credit cards each month, and only using credit cards for emergencies. If necessary, get rid of newer, unused accounts – preferably accounts with lower limits. Here is a list of recommended Mortgage Refinance Lenders online.
